Top Trends for Your Outdoor Living Space

Summer is here and you’re spending more time outdoors. For most of us, this still means primarily in our own backyards. Personal outdoor space has never been more popular and if yours could use a little sprucing up, here are the hottest trends for 2021.

  • Outdoor Kitchens –This trend is going nowhere. Ever since the first built-in BBQ showed up, homeowners have loved cooking outdoors. Choose from a simple pizza oven to a full chef’s set-up with multiple ovens, refrigerators, cooking spaces, and bar. 

  • Edible Gardens –While home gardeners have enjoyed seasonal tomatoes and herb pots for decades, the rise of sustainability trends have increased the attention on home-grown, organic fruits and vegetables. Any small space can be transformed to grow your favorites.

  • Privacy Structures – Creating some private outdoor space is relatively easy. Simple strategies, such as a large, well-placed umbrella or planter containing tall grasses, can carve out some private outdoor space. Another trend is using larger furniture, such as covered daybeds or gazebos have made a strong return to the pages of design magazines. 

  • Front Yards – With the lockdowns and restrictions of the past year, front yards have made a comeback. As people have enjoyed the ability to socialize with neighbors and friends as they pass by, not only have front porches become more popular but adding a patio or sitting area in the front yard has topped the garden trends this year. 


The warm weather is back. This is a great time to explore the many ways to enjoy your outdoor space. From simple weekend projects to large-scale remodels, the trend toward using the outdoors to supplement indoor living space is here to stay.

The California FAIR Plan Can Be A Temporary Safety Net

In the last decade, more Californians have turned to the FAIR Plan as wildfires have devastated California and some insurers have pulled back from these markets. For some homeowners, the FAIR Plan is a temporary safety net – there to support the homeowner until coverage offered by a traditional carrier becomes available.

California FAIR Plan has tightened their underwriting guidelines due to the drought and continued wildfire exposures, but our friends at O’Donnell Insurance Services, LLC/JTR Insurance Agency, LLC in Placerville are knowledgeable about the new requirement and will help you through the process. 

Here are the new requirements needed for receiving a quote from California FAIR Plan:


1) Digital Photos Required:

  • Must include a time-stamped digital photo of the property/risk no later than 5 days before the date of submission of the application.
  • The photo should include the entire front of the risk with the address number seen. If the address number is not visible in the picture of the entire front, then a second picture showing the address number should be included. A picture of the front of the building as well as a picture of the mailbox showing the street number should be included with the application.
  • A photo of each building for which coverage is being requested must be included with the application.

2) Quotes will take an estimated 3 to 5 business days to review photos. If required photos are not submitted, California FAIR Plan will decline the risk. 



3) To have Replacement Cost you must include: a. Ordinance or Law b. Roof no older than 25 years c. Inflation guard 



4) All locations require an inspection once the policy is in effect. 

As a reminder, the earliest effective date of coverage for a new business policy is one day after the date the payment is received by the FAIR Plan. Therefore, any web payment with a request for evidence of insurance must be received at least one (1) day before the escrow closing date for that date to be honored as the effective date.

If your escrow date changes, and you request to modify your effective date, the FAIR Plan cannot change the effective date of a new business policy to a date later than the expiration date of the initial quotation or to a date any earlier than one (1) day after receipt of payment.

The effective date change is usually processed within 24 -48 hours.

DOWNSIZING MADE EASY

 

With the current seller’s market, we are seeing people taking advantage of the hot market and selling “the family home” to downsize into a smaller more manageable home for their current lifestyle. Deciding to shift to a more care-free dwelling is easy – determining where to begin is much harder. The accumulation of decades of living can feel overwhelming; taking the move step by step will help you break it down into manageable stages. 

 

Before you do anything else, do your research and find the right location for your new home. Explore different communities and learn the pros and cons of each. While seniors often move to 55+ developments, there are also many other choices for low/no-maintenance properties. 

 

Consider condominiums, townhouses, and patio homes as part of your research; many of these home styles can be found in areas that are not part of a 55+ community and often offer walking trails, fitness and aquatic facilities, and other active lifestyle amenities. In many areas, luxury high-rise buildings have become popular; many seniors enjoy living close to the amenities of a city, in a secure environment with a doorman. 

 

Once you determine the new location, it’s time to sell your current home. Don’t let your accumulated “stuff” deter you. Clean out and utilize storage facilities for precious items you need to keep. Hire a professional moving company to pack up and move you to the new home (or ask your younger family members to help…make it payback for the times you helped your children move in and out of college dorms or apartments!). Make it easy on yourself! 

 

Moving out of a cherished family home can be an emotional decision, but the benefits of a low- or no-maintenance lifestyle can free up your time and energy so you have time to travel or just enjoy each day without the stress of managing a big home and yard. Make it easier by just taking it one step at a time.
