STEP 1 - STRATEGIZE
We at Bliss Real Estate Team like to take 45 minutes or so to get to know you, learn what’s important to you in your new home, educate you on today’s real estate market and what you can expect, and answer all your questions on the real estate home buying process. Buying a home is one of the most important investments you’ll make in your lifetime. Like any other investment, it’s wise to take some time to understand your options, connect with an excellent consultant, and learn how to make the best decision for yourself.
STEP 2 - FINANCE
The mortgage process can be confusing and overwhelming, so here are a few items to understand to make the whole process easier. There are many types of mortgage lenders out there (banks, brokers, lenders, and credit unions) but what it really boils down to is who can get you the best interest rate, with the lowest fees, and the best customer service.
How Much Can You Afford? Key Factors to Consider:
• Down Payment
• The Interest Rate
• Monthly Payment
• Closing Costs - This is often overlooked, but very important. You will be required to pay fees for loan processing, escrow, title insurance, homeowners insurance, and property taxes. These fees are separate from your down payment and typically range from 2-5% of the purchase price.
STEP 3 - PREVIEWING PROPERTIES
Our website is updated every 10 minutes directly from the MLS. Your agent will also get you setup so that as new homes come on the market you’ll receive an automatic update. This is your “Home Search Portal”, where you’ll be able to create additional searches and alerts, save properties, and communicate directly with your agent about which homes you’d like to view.
Work With Showing Specialist is key! Having a team of agents working with you means that you can view homes quickly in a fast moving market as well as look at homes when you are available (including evenings and weekends).
STEP 4 - WRITING AN OFFER
Before constructing an offer it’s always important to understand the current market conditions and view the properties that an appraiser is likely to use for their report. Having a Bliss Real Estate Agent by your side will also enable you to find out what is important to the seller, which could in turn make your offer stronger than others or give you additional negotiating points.
A Note About Multiple Offers - In a hot market (also known as a Seller’s Market) homes sell quickly and often for over asking price. Don’t be scared or turned off! We will make sure you put in the best offer that you feel comfortable with.
STEP 5 - OFFER ACCEPTED
It’s a major accomplishment to get this far! You’ve viewed homes, picked one (or more) that you could picture yourself living in, and went out on a limb to write an offer that got accepted. Now what? You have now entered what’s commonly referred to as the “Escrow Period” which is usually from 21-45 days long and includes all time frames outlined within the Purchase Agreement Contract for deposits, due diligence, home inspections and appraisal.
STEP 6 - CLOSING THE DEAL
The final step for a home buyer is to sign the closing documents provided by the mortgage lender and escrow officer. You’ll meet with a notary to sign the final documents and once everything has been reviewed you’ll be so close to owning your new home!
